4. Planning Consent
Drawings would then be developed to a level of information sufficient for a planning application to include supporting documents such as a Design and Access Statements, shadow analysis modelling etc. Any external consultants reports (i.e flood risk analysis) would also accompany the application.
There is a statutory period of eight weeks for the Local Authority to determine the application.
If the nature of the project lies within the scope of permitted development rights then a formal application wil not be required.
5. Detailed Design
Subject to obtaining planning permission, we would develop the technical and more detailed aspects of the design to a level sufficient for a submission for Building Regulations approval.
It is likely that a Structural Engineer would need to be appointed at this stage. These drawings and accompanying specification contains the necessary information (I.e finishes and electrical layouts) for competitive tendering by contractors. Click to see sample 1

6. Overseeing the Project
We can advise regarding contractor tender figures and be available for site meetings if required throughout the construction period. We do not offer a comprehensive project management service but can inspect the building work as it progresses ensuring work is carried out in accordance with our drawings. We can also administer the contract, deal with design details and queries, and certify interim valuations and the final amount for payment.
Any single service is available on an ad hoc basis, as well as the complete package of services (RIBA work stage A to K).
2. Survey and Analysis
We can carry out a comprehensive laser measured survey and analysis of the site, which includes site levels, drainage, invert levels and services depending on the nature of the proposals. These drawings are created in CAD format and form the basis for all subsequent drawing work.

3. Concept Sketch Drawings
Concept sketch design proposals would then be developed, showing alternative options where appropriate.
These concepts will be the catalyst for discussions with the client and pre-planning advice. 3D modelling and computer generated visualisations can be used to aid discussions.
