Comprehensive GPS site surveys and building surveys. Using the latest laser and GPS technology, these drawings form a base for all subsequent design and working drawings.


Concept design / Sketch schemes

Guided by the design brief, sketch schemes are developed to explore feasible options. 3D modelling tools are utilised to aid visualisation and help understand the building's form and contextual relationship on site.


Planning applications 

Once a design is achieved, full planning and supporting information are prepared. This may involve liaising with the planning consultants and sourcing specialist reports such as biodiversity surveys, flood risk analysis, and vehicle path modelling. Heritage statements and shadow analysis modelling are carried out in house.


Working drawings 

Detailed design drawings are then developed; this includes liaising with the structural engineer and other specialist technical consultants. Drawings contain sufficient information for a contractor to price and build from and include mechanical and electrical layouts and window schedules. A detailed written specification accompanies the drawings which describes all elements of the build.


Building control submission 

Drawings will be issued to building control and full plans approval obtained. This ensures full compliance with the latest building regulations. This may involve specialist energy calculations (SAP energy assessment reports).


Tender submission

A comprehensive package of drawings and details, including terms of appointment and specification, is prepared to enable a contractor to price a project. We can advise the client on the contractor’s tender breakdown and coordinate appointment of contractors.



Site supervision

Site inspection can be carried out to ensure work is conducted in accordance with the detailed design drawings. This includes CDM regulations.
